Lead Commercial Realty Portfolio Representative

About this function:


Wells Fargo is looking for a Lead Commercial Property Portfolio Representative. The analyst will be supporting Prescreening and Underwriting groups (Multifamily Capital, Real Estate Securitization and Capital Markets) and delivering the various items to the reviewer/onshore group according to the agreed quality.


In this role, you will:


Evaluate intricate financial efficiency of debtor and guarantor based upon a variety of elements and figuring out a suitable risk ranking, both qualitative and quantitative; this would include review of financial statements and compare it versus Commercial Property standards



Analyze historical capital and establishing proforma based upon historic performance of the residential or commercial property and appropriate market data



Evaluate existing leases within the residential or commercial property to figure out possible influence on capital by reviewing for important clauses, such as termination options and go dark



Review loan documents and sum up significant truths of the loan and continuous covenants (both monetary and non-financial) to be kept by the debtor



Perform market research of property using different third-party applications and compare efficiency of subject residential or commercial property versus market data to draw conclusion of overall performance



Review 3rd party files, such as appraisal, site assessment report, residential or commercial property condition assessment report to infer overall performance of the residential or commercial property and recognize significant aspects which might affect property



Document and synthesize all findings based upon above pointed out reviews



Quality check work performed by junior team members and provide appropriate feedback on the same



Understand the feedback gotten from the onshore staff member and disseminate the exact same to the group



Provide training to the team members and educate them on different situations



Communicate with Asset Managers and make sure to provide the wanted output



Function as subject matter professional of the group and handle new transitions and expanded scope of work flawlessly



Conduct functional trainings for Team members



Identify efficiency opportunities within process and execute the very same


Required Qualifications:


6+ years of business realty market experience, or comparable demonstrated through one or a combination of the following: work experience, training, military experience, education




Desired Qualifications:


Ability to examine and process residential or commercial property monetary declarations and loan associated documents for all business residential or commercial property types (e.g. lease roll, historic operating statements, appraisal reports collections and spending plan)



Monitoring and evaluating the residential or commercial property performance based upon Tenants information, assess lease agreements and essential clause, Residential or commercial property Cash Flows and offer the necessary suggestion to Prescreening/Underwriting team.



Perform marketing research of property utilizing different 3rd party applications and compare performance of subject residential or commercial property versus market information to reason of overall performance.



Review third party files, such as appraisal, site inspection report, residential or commercial property condition assessment report to presume total performance of the residential or commercial property and recognize substantial aspects which might affect asset.




Job Expectations:


6+ years of overall experience in Commercial Real Estate Industry - Prescreening and Underwriting for all commercial residential or commercial property types (MFC, RESCM).



6+ years of underwriting mortgage experience in traditional & FHA items.



Strong knowledge in Government Sponsored Entities (Fannie Mae and Freddie Mac) and their underwriting procedures.



Strong Knowledge in Commercial Property domain.



Ability to read, understand and synthesize information relating to residential or commercial property efficiency/ market related details from numerous sources into one prescribed design template.



Strong Knowledge of mortgages, property market, and monetary lending.



Strong understanding in 3rd party files i.e., Appraisal, PCR, ESA, Flood Determination.



Strong MS Excel, PPT, Visio understanding is compulsory.



Excellent English comprehension and written interaction abilities.



Flexibility towards work on various processes/assignments.



Master Degree in Accounting and Finance.



Any expert Finance/Accounting/Economics certification would be a plus.



Document and manufacture all of the findings based upon above mentioned evaluations.



Analyze and share all the inconsistencies to onshore according to the concurred treatment.



Ability to deal with multiple process and flexible to work beyond the work timelines to finish the tasks.



Reviewing associate deals and providing prompt feedback for employee.



Prioritize work and screen day to day work allotment leadership and mentorship to the group.



Identify efficiency opportunities within process and carry out the same.



Closely working with Risk partners in respect to avoid/mitigate any loopholes at the same time and always abide by the business cops.



Ability to work closely with onshore partners with respect to any escalations, resolve on ASAP basis and disseminate the same to the team.



Prepare Performance Report for staff member and Monthly & Weekly reports for onshore partners.



Deal with individuals in more knowledgeable roles to understand customer requirements and coordinate efforts to service clients by working closely with various departments in the Commercial Real Estate Underwriting practical area.



Achieve/Exceed the set quality/productivity targets.
